How to Keep Your Water Line From Freezing

Practical steps to protect your water line through a northern winter — from someone who learned the hard way.

I lost a full morning to a frozen line on a day I really needed coffee. The temperature had dropped to -18°F overnight, and the section where the pipe entered the crawl space had nothing but a thin wrap of insulation I’d meant to replace in October.

The pipe didn’t burst — I got lucky. But I spent hours with a hair dryer and a space heater thawing it while everything else waited. Here’s what I changed afterward, and what I’d tell anyone heading into their first winter with an exposed line.

Find where your line is vulnerable

Water freezes where cold air reaches the pipe and stays long enough to drop the water temperature below 32°F. The whole run might look protected, but one weak section is all it takes.

Walk your line from source to tap and look for these trouble spots:

  • Where the pipe enters the building — the transition from ground to crawl space or basement is almost always the first place to freeze
  • Unheated spaces — crawl spaces, pump houses, and utility closets along exterior walls
  • Shallow burial — lines that weren’t buried below the frost line for your area
  • Wind exposure — a pipe that looks buried but sits near a gap in skirting or foundation

I used a thermometer in my crawl space on cold nights to find where the air temperature actually dropped. The reading near the entry point was ten degrees colder than I assumed from standing outside.

Mark the vulnerable sections on a sketch if that helps. You don’t need a professional diagram — just know exactly where to focus your insulation effort.

Insulate before winter, not during it

This is the step I skipped, and the one that cost me a morning.

Wrap exposed pipe with foam pipe insulation sized to your pipe diameter — it’s cheap and takes an hour. Pay extra attention to fittings and valves; they freeze before straight runs because there’s more surface area and less water movement.

For sections where insulation alone isn’t enough — long runs in an unheated pump house, pipes along a north-facing wall — heat tape (electric trace heating) wraps around the pipe and generates warmth. It works, but it needs power. Factor that into your winter energy budget. A heat tape run on a 15-amp circuit running overnight adds up over a season.

Install heat tape following the manufacturer instructions. Overlapping wraps or the wrong type for your pipe material can be a fire risk. If you’re unsure, hire an electrician for the first installation and watch how they do it.

Do this work in September or early October, before you need gloves and a headlamp to see what you’re touching. Insulation adhesive doesn’t stick well at 30°F, and you’ll rush the job.

Keep water moving on the coldest nights

Still water freezes faster than moving water. On nights when the forecast drops well below your usual low, a slow drip at the farthest faucet from where the line enters can keep enough flow to prevent a freeze in the vulnerable section.

It’s not elegant. It wastes some water. It works when you’re caught by a cold snap deeper than you planned for — which happens at least once most winters here.

I don’t run a drip every night all season. I use it when the forecast shows temperatures ten or more degrees below what my insulation is rated for, or when I’ve lost power and the heat tape isn’t running.

If you’re on a well with a pressure tank, a small continuous draw keeps the pump cycling occasionally, which moves water through the whole line. Just monitor your storage so you don’t drain a limited supply.

Have backup water stored inside

Insulation and heat tape reduce the odds of a freeze. They don’t eliminate them. Power outages kill heat tape. Insulation fails. Pipes age.

Keep at least three days of drinking and cooking water in the heated part of your cabin — stored in food-grade containers, rotated periodically so it doesn’t sit stale for months.

I keep two five-gallon jugs under the kitchen counter and a few cases of bottled water in the pantry. It’s enough to get through a thaw-and-repair cycle without panicking.

If your line does freeze, shut off the water at the source if you can, and open a faucet to relieve pressure. A frozen pipe that becomes a burst pipe is a much bigger problem than a frozen pipe alone. Thaw with gentle heat — hair dryer, heat lamp, warm towels — never an open flame.

When to call for help

If you thaw a section and water still doesn’t flow, or you find a crack once it melts, that’s plumber territory unless you’re comfortable with pipe repair. Swapping a short section of PEX is within reach for many people; diagnosing a break inside a wall or under a slab isn’t.

Also call for help if you’re not sure your heat tape wiring is safe. A crawl space fire in January is worse than a frozen pipe.
